Working to Preserve Convent's History

Bradford - A lot of people are interested in seeing the empty building known as the old convent on Barrie Street saved, says one Bradford resident who is determined to do his part.

Jim Culbert, known to those who have had him repair or finish furniture as The Furniture Doctor, has made the fate of the convent a personal concern.

His interest in the convent has resulted in several newspaper articles citing him as someone who knows a lot about the building's past, and every time one is published he gets calls of support from others, he says.

If, as is likely, a committee is struck to determine how the convent will be converted into a recreation complex, (as is recommended in the master recreation plan) Mr. Culbert says he wants to be on the committee.

"The entrance hall is large enough for a reception area," he said, in an interview at his Bradford home. "And the games room, living room and dining room could all be used without changing them."

Mr. Culbert's interest in the building isn't just as an observer. He has toured the building since it was left empty a few years ago when it was sold to the town by Fred Picavet.

The video tape he made of the building has been joined with a film of the April 1986 council meeting where council decided to end a long simmering court battle with Mr. Picavet and bought the convent for $125,000.

(The purchase was agreed to in conjunction with signing a subdivision approval for Mr. Picavet, a situation that Reeve Sandy Hudson said, "stinks," but it was approved on a vote of 4-2; Deputy-reeve Bill Dykie also voted against; councillor Gary Lamb was absent.)

Now, also on that tape, is last week's master recreation plan meeting. The subject of the convent was not discussed at the meeting, but the recommendations of the report include a suggestion that the convent be partly renovated and turned into a recreation complex.

Mr. Culbert said he plans to edit and complete the tape when the convent reaches its next evolution. Then, he will give one copy to the library, and one to the town, he said, in the hopes that the building's history can stay alive.

He is also working on a booklet on the convent's history, which now includes news clippings, letters and photographs.

He has tried to contact some of the former residents or their families, and has been somewhat successful. Although he could not get any information from the Ursuline Nuns who once resided in the building, he did contact the grandson of Samuel Lukes, owner of the building from 1910 to 1929, when it went to his son Gilbert.

Tom Lukes wrote from Wales about his memories as a young adult.

Mr. Culbert said he also received a phone call from the grandson of missionary Egerton Ryerson Young, who owned it from 1903 to 1910.

"He was quite indignant," Mr. Culbert said, about a news article that referred to the building as a grand old house, and home to the wealthy and prominent.

"His grandfather was not a rich person," Mr. Culbert said.

Although he objected to the view of the building as a mansion, he said he wanted to see it preserved, and told Mr. Culbert he would donate some money if fundraising were done.

Mr. Culbert said once he finishes his history of the convent, he would like to see it, or some other indication of the buildings history, in the entranceway of the building when it is reopened.

Aug. 2, 1871 - John MacLean Stevenson bought three acres of land on the east of Barrie Street, between Letitia and Moore Streets, from John and Eliza Armstrong, for $1,200.

June 29, 1876 - Mr. Stevenson, reeve from 1871-1877, borrowed $3,957.50 to start construction on plans he brought back from Scotland, for a castle with an Italianate flavor.

April 10, 1877 - the house was sold to Robert Bingham for $5,500. The family lived there for 16 years, until Robert's death. April 20, 1893 - Caroline Bingham sold the home to James and Emily Boddy for $2,000, the price lowered by the depression. James Boddy, Reeve from 1894-96, lived in "Fairview," until November 24, 1903, when it was sold under power of sale for $1,900 to Charlotte Jeffs, and quickly resold for $2,300 to Rev. Egerton Ryerson Young.

"Algonquin Lodge" was home to the world-famed reverend until his death in 1910.

April 10, 1910 - sold to Samuel Lukes by Rev. Young's widow Libbie Bingham, for $3,600.

Renovations including new verandahs, were made to 'Luxalean."

Feb. 26, 1929 Samuel's son Gilbert took over the home on his father's death and made alterations to the front and side, including additions of the sunroom. The outside was stuccoed for warmth.

June 1945, Nov. 1947, July 1949 - three parcels of land were severed from the property and sold to neighbours.

Oct. 26, 1949 - sold to the Roman Catholic Archdiocese of Toronto for $19,000, and again sold Dec. 10, 1950 to the Ursulina Order of the Diocese of London, a group of teaching nuns, for $14,000, which excluding the land to the south, where St. Mary's Catholic School was built.

July 4, 1969 - sold to John and Maria Moniz for $28,000. It was renovated to an apartment building (contrary to zoning bylaws).

Feb. 10, 1981 - The deed was acquired by Fred and Betty Lou Picavet, who began removing the stucco and interior plaster, with plans to renovate and live in the home.

Feb. 26, 1981 - Bradford Council brought a stop to work order and a certificate of Lis Pendents, and the ownership of the building went before the courts.

The building lay empty, and began deteriorating as each side said they were the rightful owners.

April 16, 1986 - Bradford Council signed an agreement to purchase the building for $125,000 from the Picavets.

The building has been boarded up since then, awaiting a decision on its fate. The master recreation plan, released in draft form March 10, 1987, suggests it be partially demolished, partially renovated to form part of a new recreation and leisure complex on the site.

156 John Street West

This house is located on the south side at 156 John St. West. It was originally a garage built by Merle Woodcock on his property. The structure was on the laneway that went to Holland Street. This laneway was a popular spot for sleigh rides when the Moore family had creek property many years ago. (1, 2)

Greenview Farm building

Greenview Farm was the residence and farm of Richard H. Crake, wheat farmer, and covered 212 acres in 1906. It was located on the "Bond Head Rd.", or Highway 88 near Bond Head. It was first the Tyrwhitt Farm, owned by Colonel Tyrwhitt of Bond Head, before Crake bought it in 1903. Crake farmed here until 1914, when it was sold to F. Smelser. He was known to the town as Dick Crake.

92 Holland Street West - Bertha Sinclair's House

Miss Sinclair’s House is a mid-block building located on the south side at 92 Holland Street West. It was built in the 1890’s in the Italianate style. Miss Bertha Sinclair lived in this house for many years. When she died, her nieces Kay and Isabel (daughters of Robert Spence) moved into the house. They were hairdressers. Isabel later moved and part of the house was rented to George and Ethel Stewart. The building was eventually sold to a real estate agent. The office of Dr. Fitzsimmons was also here at one time. Next to this structure was a vacant lot belonging to the Sinclair family. Many years ago there was a Temperance Hall and a church located there.
The two-storey, rectangular, main building has a single-storey, rear addition, a symmetrical façade, and a moderately-pitched, hip roof with a central chimney. The grand, Italianate scale is reflected in the large window openings, high floor to ceiling heights, and the large, 6/6 sash windows. There are deep, projecting eaves with ornately-decorated, paired cornice brackets and ‘false quoins’ (wood detailing meant to resemble masonry). The window cornices are exaggerated. According to the 2000 inventory, the stone foundation, wood frame construction, horizontal, wood-sided exterior finish (resembling masonry), and painted, exterior, wood trim are maintained well. 22 Holland Street West - The Queen's Hotel

The Queen’s Hotel (located at 22 Holland St. West) was built circa 1850. This photo (taken in the fall of 1995) shows the structure just before a major renovation. The hotel went “dry” during WWI. Bradford, like all of Ontario, was experiencing prohibition (even though Bradford had voted “wet”). The building originally had two storeys. A third floor and a flat roof were added later. It was heated with an old steam engine that had the undercarriage removed. The engine first burnt 4’ stacks of hardwood, then coal, and finally, oil. Eventually a new furnace was installed (most likely natural gas). The building was always warm and thought of as a home away from home.
Harry Lang, Celina and their children (Evelyn, George and Audrey) moved here from North Bay and bought the building in the 1920’s. They ran the Temperance House, and a board and dining service at this location. They had long-time help and boarders. Little John Cook ran a shop selling ice cream, chocolate bars, and smokes on the east side (down one step). A bus stop was added when bus service started. Len and Art Saint put a cement addition on the back of the building around 1938. At the rear, there was a chicken house, a roofed, open shed, and a laneway. Another shed ran south, and to the west was an ice house. There was open space to the north before the laneway and a barn for hay and horses. The barn had two stories and below there was a pig sty. North of the laneway there was another open shed, car storage, and a cooking kitchen on the back of the hotel (a little east of the back entrance). Jack Wilson worked for Harry Lang for many years. Mitch Hepburn brought in beer in 1934 and the building opened as the Queen’s Hotel. Businessmen had to chip in to buy a liquor license and Hepburn was the first supplier. Business was excellent and the hotel was really crowded. Before the arrival of the beer, the locals had used it as a place to play dominoes and checkers, and to conduct hunt camp and other organizations’ meetings. (1, 2, 4)

63 Frederick Street - The Dougald MacDonald House

The Dougald MacDonald House is located mid-block at 63 Frederick Street. The house was built pre-1900 (around 1882) in the Ontario Vernacular Cottage style. It was built by George (Geordy) MacDonald, a bachelor, stone mason, and contractor who emigrated from Scotland at the age of 27. He was responsible for building homes and schools in this community, as well as the first Presbyterian Church in Bradford that once stood on John Street. The one-storey, three-bay cottage has a square plan with a centre hall. A box hall was typical for this style. The house has a symmetrical façade and a simple, gable roof. The grade-level entrance has a single entrance door with a rectangular, glazed transom. The large, 8/8, double-hung windows have plain, wood trim and sills. The house has wood frame construction covered with aluminum siding. According to the 2000 inventory, the original siding was probably wood. It also notes that the building was largely obscured by trees and that it probably had few decorative details originally. A photo (and brief article about the renovations) in Century Home Magazine (April 2002, page 18) reveals that the two cedar trees in the front yard have been removed and that a porch has been added at the front of the house. 168 Church Street - The Mark Scanlon House

The Mark Scanlon House, also known locally as ‘The Pines’, is located at 168 Church St. (on the northwest corner of Church and Queen Streets). It was built in the Gothic Revival style around 1850 by Mark Scanlon. He was a lawyer and one of the original town fathers. This structure later became the home of Professor Day, the Misses Lane, and eventually lawyer Robert (Bob) Evans.
The two-storey, ‘L’-shaped farmhouse sits on a large corner lot. It has 1½-storey rear additions. The main building has an asymmetrical plan, a steeply-pitched, gable roof with dormers, and multiple chimneys. A wide entrance has sidelights and a transom with etched glass in a pattern. The wood screen door is not original. A line in the brick indicates an original wrap-around porch (Regency style). The existing porch is a twentieth-century replacement. There are large window openings with high floor to ceiling heights. The large, 6/6 (original) sash windows are compatible with modern, storm additions. The bay windows are 2/2 sash. There are painted, wood lug sills and a projecting, bay window with a crenellated cap. The house has a false rose window in the side gable (with a chimney stack behind). The shutters are original. There is an elaborately-carved, deep, bargeboard trim (beneath the sloped gables only) with rectangular, upright and dropped finials. There is also dichromatic brickwork at the corner reveals, window labels, and label stops. The building has loadbearing, brick masonry construction and a stone foundation. Rare, pink brick used as cladding was possibly made in Newmarket. According to the 2000 inventory, the picturesque house is well-maintained. (1, 3)
